Dear Mr. Miles,
The City has received a complaint regarding an accessory building constructed in the rear setback of your property. A
building permit is also required for accessory structures over 120 square feet. The City shows no records for a building
permit for an accessory structure at this address.
The Edmonds Community Development Code (ECDC) addresses accessory structure setbacks as follows:
ECDC 16.20.050 Site development standards Accessory buildings.
A. General. Accessory buildings and structures shall meet all of the standards of ECDC 16.20.030 except as
specifically provided in this section.
B. Height. Height shall be limited to 15 feet, except for amateur radio transmitting antennas and their supporting
structures.
C. Rear Setbacks. The normally required rear setback may be reduced to a minimum of five feet for accessory
buildings covering less than 600 square feet of the site.
The subject property is in the RS-8 Zone which requires a 15 foot rear yard setback but can be reduced to 5 feet for
accessory structures under 600 square feet as noted above. Eaves may project into the required setback not more than
30 inches.
Corrective actions required:
Please contact me at your earliest convenience by September 5, 2008 to confirm receipt of this information

and to review the following corrective actions. An Order to Correct is issued if no contact is made.
Please submit a complete application and fees for a building permit by September 20, 2008. A handout is

enclosed regarding accessory buildings. Or;
If you prefer to not apply for a permit, reduce the size of the accessory structure to 120 square feet or less.

This size change would need to be confirmed in the field.
Regardless of size (but under 600 square feet), a 5 foot setback from the rear property line is

required.
