The existing single-family residence and all associated utilities and impervious surfaces on Lot A of the short subdivision will remain. An existing single-family residence on Lot B of the short subdivision will be demolished as well as an existing shed on Lot C of the short subdivision. Improvements include a new asphalt Private Access Road which will provide access to all three lots within the subdivision. Stormwater improvements include multiple infiltration trenches beneath the Private Access Road as well as an infiltration trench on Lot B and an infiltration trench on Lot C for future development on the lots. Sewer, water, gas, and power/comm improvements for Lots B and C will be included in the project as well. DESCRIPTION OF PROPOSED MINOR REVISION The project received preliminary short subdivision approval on October 24, 2013. The project is now proposing to adjust the location and alignment of the proposed lot line between Lots B and C of the subdivision and demolish the existing single-family residence on Lot B. The internal lot line adjustment would reduce the net area of Lot B (area of the lot minus the 20'-wide ingress, egress, and utilities easement) from 10,118 SF to 9,285 SF. The internal lot line adjustment would also increase the area of Lot C from 8,858 SF to 10,111 SF. Lastly, the internal lot line adjustment would reduce the total area of the 20'-wide ingress, egress, and utilities easement by 420 SF.
