A Stormwater Covenant is required to be recorded against the property based on the
proposed stormwater facilities for the project. Please complete the covenant, including
notarization and any required exhibits and submit to the city. The document must be
complete, but will not be recorded prior to permit issuance. Prior to construction final
location of facilities are to be verified (by field inspection and asbuilt) and then the covenant
will be recorded.
4)It was noted that not all easement information has an associated AFNas it was
recorded under the short plat. Please add anote that referencesthe short plat where
the easement documentation is available.
Please show all private easement information within the plan sets. Note AFN’s for existing
easements and/or recording documents for proposed easements as applicable.

DRAINAGE AND GRADING PLAN

Consistent with Edmonds Community Development Code 18.80.060, driveway slopes shall
not exceed 14% slope. Please indicate this requirement on the plans.Double check
driveway slopes to ensure they do not exceed 14% and label slope on the plans.

Label driveway surface material. The driveway approach shall be asphalt within the right-
of-way and can transition to concrete on private property.

With the steep driveway grading, it will be difficult to capture all stormwater in the area
drain near the property line. Please provide an asphalt berm or a trench drain nearthe
property line (on private property) to more effectively capture stormwater.

Per the retaining wall tops/toes, the southwest edge of the parking area in the driveway
should be flat. However, a 5% slope is shown. Please clarify the grading in this area.

Utility patches shall be combined and full width or half width overlay will be required

lane, the overlay shall extend to the centerline of roadway. Where utility patches extend into
bothtravel lanes then a full width overlay is required.Please indicate this requirement on the
plan.

The southwest infiltration trench is too close to the south property line. Please provide 5’ of
horizontal distance between the edge of the cleanout and the property line.

Per the geotechnical engineering report, building footing drains are recommended. If footing
drains are proposed, please provide the footing drain invert elevation and discharge location.
Show where the footing drains connect into the stormwater system. Include all relevant
design information.
20)The response provided does not match what is shown on the plan. Assuming the
retaining wallfooting drains will connect to the footingdrain drywell, please show how
the retaining wall footing drains will connect to the proposed footing drywell.
Are retaining wall footing drains to be installed? If so, please show how the retaining wall
footing drains connect to the proposed stormwater system. Provide all relevant design
information.

Please note that a minimum of 2’ of cover is required for all pipes located under driveable
surfaces and 1’ of cover under landscape areas.

Please add a note to the plans that if the rim to invert elevation exceeds 5-feet thena type II

UTILITY PLAN

All utilities should be shown from the city main line to the structure. Currently the water
service and sewer service laterals to the main are not shown.
24)Please add a note that tracer wire is required on the newwater service lines.
As indicated by the Fire Department, a fire sprinkler system is required for this property.
Please revise plans to include the following:
a.Please add a note that a 1” meter is to be installed
b.Show the water meter located in the right-of-way, such that the back of the meter is
on the property line. The water meter shall not be located within the driveway.
c.Please show a 1-1/2” water service line to be installed from the back of the meter to
the house (as required for a combination fire and domestic service).
d.Please label the pipe material and note tracer wire to be installed on the water service
line.

Show that there is a minimum of 3’ of horizontal separation between the waterserviceand
dry utilities (i.e. power, phone, gas, cable, etc.). Currently theproposedgas is too close to
the proposed water service line.

Add a note to the plans indicating where the landscape irrigation backflow assembly will be
located if one is proposed.

Show a 6” sewer cleanout at the property line. Please add a note that the 6” cleanout at the
property line shallhave a 12” cast iron lamphole cover with½” hexbolts.This is required
for both the proposed residence and the existing residence with the relocated side sewer.

The existing sewer lateral is shown to be reused and as such, the City’s Public Works
Department will need to TV the lateral to determine if it is acceptable to re-use. Revise the
note on the plans to include the following: Contact Edmonds Public Works Sewer Division,
425-771-0235, to schedule TV inspection.

completed by the contractor not the City of Edmonds.
