Additional information is requested from the applicant at this time. Please ask the applicant to respond to the following. Comments 1 — August 20, 2019 Comments 2 — December 2, 2019 A minimum 3 parking spaces shall be provided to serve an ADU and single-family residence. Please revise the site plan to clearly show where the 3 parking spaces will be provided on the site. a) 12/2/2019 — A parking space has been shown in the garage, however, this space is not accessible if two cars are parked in the driveway. Only two stalls can be located in tandem. 8/20/2019 comment - If parking stalls are provide within a garage, please indicate as such on the site plan. b) 12/2/2019 — Parking spaces have been shown to meet minimum stall dimensions, however, there is insufficient driveway area to access both of the stalls. The stall located on the northeast side of the driveway is not accessible if a car is parked on the south west side of the driveway. 8/20/2019 comment - If parking is provided outside the garage, please show minimum parking stall dimensions of 8 'h ft x 16 'h ft can be met. c) 12/2/2019 — As noted above, only two stalls can be located in tandem. The current layout blocks a vehicle in the garage when/if two cars are parked in the driveway. I have provided below an example layout for tandem parking: City of Edmonds Revise driveway area to allow for an acceptable parking layout. 8/20/2019 comment - Only two parking spaces can be tandem. 8/20/2019 comment - Please also note, depending on the proposed plumbing fixture count, the existing water meter may need to be upsized to provide sufficient capacity for the existing single-family and ADU. As a result, associated fees may apply. Thank you.
