Most of the information within this narrative will also be found on the preliminary plat map and other
reports or maps in the application presented to the city for review and approval.
The current owner of this property is Michael Gallavan, whom lives at 8710 184th St. Sw in Edmonds.
On behalf of our client who is located 2810 West Park Drive East, Seattle, Washington 98112. The
primary contact there is Mr. Lee Johnson who may be reached at (425) 324-2600 we would like to
submit the following project narrative.
The project consists of the following tax parcel number 00434600001006.
The site addresses for the existing parcel is 86XX 184th St. SW, in Edmonds.98023.
This property within this application contains 37670 square feet or 0.86 acres
The current zoning of the property is (RS -10) Low Density Residential and the comprehensive plan
designation is Single Family Urban 3
The 184th St. Short Plat is being proposed as a 3 -lot single-family short subdivision using the City of
Edmonds subdivision codes. The project shall be developed in one phase. The properties along all four
sides of this development contain single-family developments. 184th Street SW is adjacent to the
northern edge of the property. This project will in no way be detrimental to public safety health or
wellbeing.
The internal project road will be constructed to the City of Edmonds standards for a private road
accessing less than 4 lot, and. As the houses proposed are to be greater than 3000 s.f., they are
required to have fire suppression systems installed.
With the proposed Tract 999 we are proposing to locate the private road, which will be a 24' side tract
with a 20' wide paved surface. The 20' paved surface is the minimum road width for the fire marshall.
As the buildings will be sprinkled, the need for an emergency turnaround has been dismissed, even
though the private road is over 150 ft. in length. The homeowners association will own and maintain
tract 999. Drainage will be in the form of rain gardens, which will treat and then infiltrate the
Stormwater from the impervious surfaces from the site. Once completed this development shall provide
front and rear yard landscaping comparable or better to those that are in the surrounding area.
