Nickolson Building HVAC (BLD20100441).pdf MessagePage 1of 3 Machuga, Jen From: Machuga, Jen Sent: Thursday, July 01, 2010 2:35 PM To: 'Dennis Titus' Subject: RE: Nickolson Building HVAC (BLD20100441) Hi Dennis, We do have a requirement for rooftop equipment to be screened from view from street level; however, the code also requires that rooftop equipment comply with height requirements. The site at 250 - 4th Ave. S is located within our RM-1.5 zone, which has a maximum height of 25 feet, and the roof only may extend 5 feet above the stated height limit if all portions of the roof above the stated height limit have a slope of 4 inches in 12 inches or greater. You can refer to the RM-1.5 zoning standards via the following link for the height requirements: http://www.mrsc.org/mc/edmonds/Edmonds16/Edmonds1630.html#16.30 Also, the definition of height is available via the following link (ECDC 21.40.030): http://www.mrsc.org/mc/edmonds/edmonds21/edmonds2140.html#21.40.030 Please note that the elevations of the four corners of the height rectangle used for the height calculations are based on original grade. Thus, even if the grade of these points was increased when the building was constructed, you still need to use the original grades of the points for determining the maximum height. I hope this helps answer your questions. If you have any additional questions, feel free to contact me. Please note that I will be out of the office tomorrow and we are closed for the holiday on Monday. If the HVAC unit extends 12 inches above the parapet, it appears that it would exceed the height limit. I'd suggest looking into another location on the site where the unit could comply with the height limit, setbacks, and any other applicable development standards.
