Hi Dennis,
We do have a requirement for rooftop equipment to be screened from view from street level; however, the
code also requires that rooftop equipment comply with height requirements. The site at 250 - 4th Ave. S
is located within our RM-1.5 zone, which has a maximum height of 25 feet, and the roof only may extend
5 feet above the stated height limit if all portions of the roof above the stated height limit have a slope of 4
inches in 12 inches or greater. You can refer to the RM-1.5 zoning standards via the following link for the

Please note that the elevations of the four corners of the height rectangle used for the height calculations
are based on original grade. Thus, even if the grade of these points was increased when the building was
constructed, you still need to use the original grades of the points for determining the maximum height.

Hi Dennis,
We would need height calculations for the new HVAC unit; however, I took a quick look at the plans with
Theresa and noticed that the top of the parapet is only an inch or two below the height limit. If the HVAC
unit extends 12 inches above the parapet, it appears that it would exceed the height limit. I'd suggest
looking into another location on the site where the unit could comply with the height limit, setbacks, and any
other applicable development standards.
