Dear Mr. Noble,
It has come to the attention of the City that the "media room" above the garage has been converted to an
accessory dwelling unit (ADU) at the subject property. According to Edmonds Development Services
records, it has been acknowledged by you and the City that the area was not to be converted into an ADU
without meeting all required criteria (statement enclosed).
Corrective actions required:
• Please contact me at your earliest convenience by April 10, 2017 at 425-771-0220 x1716 to
respond to this letter. An Order to Correct is issued if no contact is made. Please note that I will
be out of the office 4/3-4/5.
• If you want to attempt to create an accessory dwelling unit (ADU) at the subject property, it would
be necessary to make a complete application for that development by April 14, 2017. Please
note that an ADU has certain requirements regarding size, location and appearance that this
structure would need to meet in order to be approved. It is also necessary for the property owner
to live in one of the units at the property.
• If you don't want to or are unable to obtain an ADU approval, it would be necessary to confirm
that the storage/media rooms above the garage are maintained as originally permitted through an
inspection by May 1, 2017.

Greetings,
Thank you for submitting a building permit application for a garage remodel at 16038 681h Avenue West in
the RS -12 zone. I have reviewed the above building permit application for the Planning Division and it was
found that the following information, corrections, or clarifications will need to be addressed before the
Planning Division review can continue. Please provide a written response to the items mentioned below...
1. Height: The maximum height of accessory structures in RS -zones is only 15 feet, however the plans show
a structure much taller. Please confirm that the second story remodel is not changing the height of the
building and please confirm that you are not proposing to change or modify the existing roof structure.
2. Al f,Nuot ilotws_e: Detached Accessory Dwelling Units (ADUs) and guest houses are not permitted at
this time under the current code for this site. It appears as though you are attempting to create a
detached ADU above the garage, which unfortunately could not be permitted. Please revise the floor plan
(sheet 2), specifically the "wetbar" area, to show the removal of the stove and the 220 outlet and how you
plan to re -configure the "wetbar" area. Please also sign (before a Notary Public), record, and return the
attached "statement on ADUs" which attests that you are aware that there is not an ADU on your
property and also provides notice to future home owners that there is not an ADU on the premises. For a
fee ($20 service charge + $62 County recording fee) our Clerk's office could take it up to the County and
have it recorded for you. If this is more convenient for you, please simply sign and return the statement
along with the $82 fee (payable to the City of Edmonds) to your permit coordinator.
