Secondly, I am concerned about the inclusion of the cabinets and countertops in the retention list. Since these obviou will be removed during demolition phase, they will need to be tracked during construction, all the way to final completion, at which time I would expect them to be permanently mounted in the garage as you propose. If, by chanc they were to leave the site or get lost, this would constitute a surpassing of the 75% "destruction" limit, which would nullify any vested rights allowed for this project by the city ordinance. None of us wishes to deal with that scenario during construction which is why everything needs to be made so clear up front. I hope this information allows you to continue with design of the project. In order to facilitate effective review, construction and inspection of the project, please take care to clearly show on the plans what portions of the existing structure are to remain and which are new, If anothin calculations, there is still time to make the necessary adjustments in project scope or calculation. Upon resubmittal, please include a revised cost summary showing the more accurate numbers.
