Subject: Notice of Final Decision for Short Subdivision File No. PLN20130053
Located at 19325 — 80t' Ave. W, Edmonds, WA
To Whom It May Concern:
This letter serves as the notice of final decision regarding the above -referenced project pursuant to Section 20.06.009.A
of the Edmonds Community Development Code (ECDC). Richard Wichers Jr. has received final short plat approval
for a two -lot short subdivision located at 19325 80" Ave. W (Parcel No. 27041800403500).
Joshua and Stephanie Keller received preliminary approval for the two -lot short plat on October 10, 2014 under File
No. PLN20130053. The applicant submitted documents for final approval in March of 2018. Staff reviewed the final
short plat documents, as well as revised submittals, and determined that all conditions of preliminary approval have
been satisfied. The applicant has completed all of the requirements of the preliminary short plat approval or, in the case
of some Engineering Division requirements, a performance bond may have been posted to ensure completion. Upon
completion of required improvements, maintenance bonds will be posted as required.
Final short subdivision approval was issued by the City on May 18, 2018. The final documents have been signed and
are ready for recording with the Snohomish County Auditor. According to ECDC 20.06.009.A, the affected property
owners may request a change in property tax valuation notwithstanding any program of revaluation.
