ORDER TO CORRECT VIOLATION

Code Section Violated:. International Residential Building Code Sections R105, R106, R109, & R110
Background Information: In the course of reviewing a recent permit Application for a swimming pool
on the propeily it came to the Ci 's attention that the structure indicated as a 'garage' on the site plan
contained a separate sin le family dwelling unit. A search of pennit records confirmed a permit to
convert a shop/garage to a ggest house in 1968. However there is no permit record of approval for an
Accessoly Dwellin Unit ADU mechanical work plumbing work or converting the ggest house into a
single family dwelling unit. Guest Houses are defined in the Edmonds Community Development Code
as a detached structure with not more than two bedrooms accessoKy to a single family dwelling having
no kitchen facilities used primarily for sleeping uarters not occu ied by Vqyingtenants and located on
a lot of at least 20,000 square feet in area.
Description of Violation: Remodelingof f the guest house into an ADU without advanced_Cityapproval
including a building permit, plumbing permit, mechanical permit and ADU permit.
Corrective Action Required: 1) Remove all plumbing and mechanical work installed without apermit,
and 2 Remove the kitchen and bathroom and my other non-bearing walls and remand back to the
original confi ration of the west house OR -1 Submit a complete permit application includingall
r uired plans and details in order to kee the bathroom and an other non-bearing walls added illegally,
AND regardless of which option you choose the City shall require that the kitchen sink counters
cabinets 4pvliances, etc. be removed and that you to sign an Accessory Dwelling Unit Covenant form
(indicating that the guest house shall not be used as an ADU with Appropriate recordin fees.
Correction is Required no later than: 4:00pm (time) October 3, 2007 (date)
If correction is not made by the date and time specified in the Order, a Notice of
Civil Violation shall be issued. The Notice of Civil Violation shall assess fines of
$100.00 per day, or portion of a day, during which the violation continues. There
shall be no further time extensions in this matter.
