All Handouts referred to in these comments can be accessed at our website: www.ci.edmonds.wa.us under City Government / Development Services Department / Engineering Division then scroll down to Handouts: Utilities 1)Show the location of the sanitary sewer line from the main to the house. 2)Will any of the existing sanitary sewer line be used from the old house? If so, you must obtain approval from Public Works that the side sewer lateral (the line from the main to the property line) is adequate for reuse. You also, must TV the line from the property line to the home and submit the report to Public Works to review and provide approval for use. 3)Provide elevations of the side sewer line at home, at all clean outs, and at the connection at the main. 4)The City of Edmonds sanitary sewer main runs along the south portion of the property. Show the location of the main and easement. 5)Show the water service line from the meter to the house. 6)It appears that the utilities cross neighboring lots; provide copies of easements. Drainage and Grading 7)Provide a grading plan – including existing and proposed countours. Also provide bottom and footing elevations for each step, if any in the foundation. Also, the plans indicate an existing deep hole from the house. Please provide elevations in this area so the existing cut can be taken into consideration when calculating grading quantities. This calculation does not include any additional impervious surfaces on the lot. The storm detention system shall be designed to accommodate all impervious surfaces on the lot. Please revise the sizing of detention system. If impervious surface calculations are greater than 5000 square feet the detention system must be designed and stamped by a licensed Engineer. 10)Indicate how surface water run-off from driveway will be collected and distributed to the storm detention system. 11) Provide rim and invert elevations for all catch basins as well as point of discharge for the storm system. 12) Plans indicate connection of storm system to ditch on neighboring property. Show location of ditch and any associated easements that allow conveyance to their property. 13)Note on site plans that roof, footing, and yard drains shall not be directed torward or onto the slope. Driveway/Access 14)Show the driveway from the home to the city right of way. 15)Show the dimensions of the existing driveway and call out surface material. Also show any additional hard surfaces. Note what is to remain and what is to be removed. 16)It appears the property access crosses neighboring lots; please provide copies of easements. 17)Show slopes of driveway. No portion of the driveway can exceed 14% slope, in accordance with Edmonds Community Development Code 18.80.060 D. Erosion and Sediment Control 18)Show construction rock entrance in accordance to Edmonds Standard Detail E1.2. 19)Show silt fence within steep slope buffer along west and south portion of the property per City Standard E1.1. If removal is necessary exposed soils will be covered with hay or plastic. Please resubmit 3 copies of the revised site drawings and associated documents with a written response to each item to an Engineering Technician.
