Dear Six,.
I am in recei t of two building platts, one for the
42j&' dition 2, and one for Johnson's addition, City
67 Edmonds.
I note that Septic Tanks -,are planned for use on each
buildings in these Platts. Since no sewer is available
I feel that where'a number of buildings are planned in
a relatively small area, that not infrequently, drainage
problems develope at a later date which may cause con-
siderable hardship and annoyance to the individual home
owner.
I would respectfully suggest that close supervision
and inspection be made to insure proper installation of
Septic Tanks as specified by Mr. Reid.
Secondly, in fairness to the purchaser of these homes,
the contractor should be required to state clearly in the
sales contract that the sewage disposal is by Septic Tank
which is not considered satisfactory as a permanent
facility. Such a clause in the contract would I believe
eliminate complaints to the Health Department and possible;
ligation between affected parties or against the City of
Edmonds at. any time in the future.

Re: Proposed Plat of Johnson's Addition
Gentlemen:
The proposed plat of Johnson's Addition has been emaraned by the undersigned
as City Engineer, and approval thereof is recommended subject to provision
by the developer of the following improvements, in accordance with City of
Edmonds standards:
a. Water_ surn3lg and fire protection. Install a 6 -inch cast iron water 'Hain
on the interior street, and one fire hydrant at location to be designated by
the City.
b. _Street improvement. Construct concrete curbs and pave with asphaltic
concrete to a width of 36 feet with standard turnaratxnd on the interior street.
c. UraiMSe. Install catch basins and concrete pipe storm sewer to collect
surface water from the street culdesac and discharge into existing road ditch
on 8th Avenue at Melody Lane.

Gentlemen:
... Concerning, your proposed subdivision., '"Johnson 1 s Additioall, the
percolation tests and soil examination indicate the following conditions:
1. Soil is of good permeability and adequate depth;
2. No impervious stratum encountered to depths as much as four feet;
3. A stratiim of coarse sand which on the higher portions of the
tract is an aquifer carrying a considerable amount of water.
It is believed that the higher _percolation rates encountered in' some
holes are due partially to the rather high present (seasonal) water table.
In fact, presence of this water, in- view'of the fact that there is no
surface seepage at lower elevations, sh6r6 that there is an adequate under-
ground flow.to receive and disperse effluent from saptic tanks.
It is recommended that no soil be removed from the lots on the
east half of this plat, . and that drain fields throughout the plat "be laid
with inverts not more than 16" below finish grade, and that a minimum of
180 feet of drain tile be provided on Lots 1, 2, 3, 1.0, 11 and 12.
In view of the fact that sewers are expected to be available within
approximately two years; it is believed that the above measures will insure
trouble-free operation of septic tanks for the interim.
