The proposed plat of Rowets Addition No. 2 has been reviewed by
and recommendations are made as follows:

1. The plat should be approved, subject to provion by the developer of
improvements as required by the City of Edmonds.
2. In approval of the plat, the normal requirement for min-imIm lot depth
of 100 feet should be waived, in view of the fact that (a) lot areas are above
the minimum required, and (b) the ainailable width of the tract does not permit
a logical development which will provide lot depths of 100 feet.
3. Street im provement should include construction of concrete curts
and asphaltic concrete pavement 36 feet in width, with standard culdesa6.
Street should be graded to drain south to the existing road ditch on 212th
Street S.W. (proposed designation -Walnut Street).
4Water supply should incl.udel a 6 -inch cast iron grater main in accord-
anee with the requirements of the City of Edmonds and the Alderwood Water Dis-
trict, and 2 standard fire hydrants at locations to be designated by the City.
5; A utility easement should be provided on the line between lots 10
and 11, for future extension to the south end of 82nd AveeeX. (proposed des-
ignation —18th Avenue).
6. The subdivision should be served by sanitary sewers, rather than
septic tanks, provided that a suitable means of disposal can be provided by
the City of Edmonds within a reasonabV short time such that hards1 p will not
result to the developer from derious delay in availability of sewerage service,
It is proposed that a tentative interim plan for sewerage facilities to serve
the area embracing the subject plat will be presented to the City Council on
March 17th, for consideration and decision as to the City's willingness and
intent to undertake such a program at this time. It would appear reasonable
that if the City has not initiated or authorized construction of necessary
disposal facilities by May 18th, or if the City Council prior to that date
has indicated unwillingness 6r inability to accomplish such construction,
the Planning Commission should thereupon give approval to use of septic tank
systems for individual lots, on the basis of City standards.
