Gentlemen:
I am malting reference to the public hearing conducted on the l9th
of June 1961 and to the visit by Messrs McGinnis and Hubbard to my
property on approximately 16 June 1961 with regards to a through road
adjacent to my property at 747 Olympic Avenue.
I have, since the dates mentioned above, acquainted myself Frith
the proposed development adjacent to my property.
I find that the access road from. Olympic Avenue and the "turn-
around" road from the west meet the requirements for access to the
proposed lots that are to be sold and developed.
It is not my intention to plat my property as was suggested at the
public hearing. I do not propose to sub -divide my 1--110 acre lot now
or in the im.yediate future.
I was recently assessed approximately $1200.00 for my portion of
the Olympi,c' Avenue sewer -- to which I cannot connect from my residence.
I have subsequently contracted for the installation of a sewer line
from my home to a sewer facility at the southwest corner of my property,
a project nearly completed, at considerable expense.
The contemplated through road would require me to lose a minimum of
twenty feet of my property that would,run the entire east -west length
of my lot, this would not only devaluate any property, but would also
force me to lose valuableand enhancing lawn space at the north side
of my home.
Thus for the reasons stated above, I do not wish to agree to a
through street adjacent to and through my property.

will recommend the contemplated development plan as submitted by
proposed buildOrs andior developers.

THIS LETTER RELATES TO THE PROPOSED PLAT OF SUNSET MANOR WHICH CAME BEFORE THE
PLANNING COMMISSION AT A PRIOR MEETING, BUT FINAL ACTION ON WHICH WAS DEFERRED
FOR REASONS INCLUDING THE FOLLOWING:
A) LACK OF WRITTEN REPORT FROM THE ENGINEER.
B) QUESTION IN THE MINDS OF MEMBERS OF THE PLANNING COMMISSION AS TO
WHETHER OR NOT A PLAT INTERIOR STREET SHOULD EXTEND FROM 10TH AVENUE TO OLYMPIC
AVENUE RATHER THAN END IN A CUL-DE-SAC.
THE PROPOSED PLAT HAS NOW BEEN REVIEWED BY THE UNDERSIGNED, WITH CONCLUSIONS
BASICALLY AS FOLLOWS:
A) PRESENT DEVELOPMENT OF HOUSES AND RELATED IMPROVEMENTS LYING BETWEEN
THE PROPOSED PLAT AND OLYMPIC AVENUE ARE TOO EXTENSIVE FOR A SATISFACTORY AND
LOGICAL EXTENSION OF A FULL STREET RIGHT OF -WAY FROM LOTH AVENUE TO OLYMPIC
AVENUE. ACQUISITION OF SUCH A RIGHT-OF-WAY THROUGH THE PROPERTY ADJACENT TO
OLYMPI:G AVENUE, AS INDICATED IN GREEN ON THE ATTACHED PRINT.1 WOULD BE INJURIOUS
TO THE SAID PROPERTIES AND IN ALL LIKELIHOOD THE RIGHT-OF-WAY COULD NOT BE SE-
CURED WITHOUT CONDEMNATIONS NOR THE COOPERATION OF PROPERTY OWNERS SECURED IN
IMPROVING THE STREET TO CITY STANDARDS. AN INSPECTION OF THE AREA FROM GLEN
STREET TO PUGET DRIVE BETWEEN 9.TH AVENUE AND OLYMPIC AVENUE INDICATES THAT MORE
FEASIBLE LOCATIONS FOR CROSS STREETS EXIST A SHORT DISTANCE TO THE NORTH.
B) THE UNDERSIGNED IS IN CONCURRENCE WITH MEMBERS OF THE PLANNING
COMMISSION WHO CONSIDER THAT THE EASEMENT ACCESS FROM OLYMPIC AVENUE TO SERVE
LOTS S AND 9 IS NOT PARTICULARLY SATISFACTORY. EXTENSION OF THE INTERIOR STREET
EASTERLY A SUFFICIENT DISTANCE TO PROVIDE ACCESS TO THE NORTHEAST CORNER OF THE
PROPOSED PLAT WOULD APPEAR TO BE MORE IN HARMONY WITH ACCEPTED CITY STANDARDS.
SUCH A STREET EXTENSIONS ALSO, WOULD PROVIDE POTENTIAL ACCESS TO THE WESTERLY
HALF OF THE 165 X 300 FOOT TRACT NOTED AS AN EXCEPTION ON THE ATTACHED PRINT
AND LYING BETWEEN THE PROPOSED PLAT AND OLYMPIC AVENUE. FOR PROPER FUTURE SUB-
DIVISION OF THE SAID TRACT, DIRECT ACCESS TO THE PROPOSED INTERIOR STREET WOULD
BE MUCH PREFERRED TO ACCESS BY EASEMENT FROM OLYMPIC AVENUE. HOWEVER, IT DOES
NOT APPEAR EQUITABLE THAT THE PROSPECTIVE DEVELOPER OF THE PROPOSED PLAT SHOULD
PROVIDE FREE. STREET RIGHT-OF-WAY, PAVING, WATER AND OTHER FACILITIES FOR THE
BENEFIT OF ANOTHER. PROPERTY OWNER. INCLUSION OF THE AREA OUTLINED IN YELLOW ON
