The proposed plat of Leanne Lane has been examined by the undersigned and approval
thereof recommended, subject to the following conditions:
1). Provide sewers for all lots, with suitable sewer easements for lots
where needed.
2) Install all necessary storm sewers and drainage facilities as per
drainage plan. Where drainage is across adjacent private property,
necessary releases of damage or drainage easements must be furnished.
Any drainage problems created by change of contours during plat
development must b_e..corrected prior to final plat approval or release
of plat bond. Final approval of plat (or release of plat bond) will
be withheld until actual drainage as installed has been inspected and
approved by the City Engineer.
3) Ten feet right-of-way for additional widening of Eleventh Avenue West
-be dedicated to the City of Edmonds as provided in.the preliminary
plat.
4) Curb and gutter to be installed on the .interior street:of the.plat.
Width of the interior right-of-way to be 50 feet, with 36 feet of
asphalt pavement. All to be constructed. in accordance with the City
of Edmonds standards.
5) Four -inch water line to be installed from Eleventh Avenue West, west
on the interior street; and a hydrant installed on the turn -around.
