Dear Mr. Quarnstrom:
This will confirm that the Edmonds Planning Commission, at their regular
meeting of November 20, 1963, approved the preliminary plat of Lumar
Addition, Revision "A", subject to the requirements of the City Engineer,
as follows:
1, A six-inch C.I. water line with appurenances be installed from
Fifth Street S.E., north approximately 300 feet with a hydrant
installed at this point, and four -inch COX, from hydrant to
north end of Tract"A".
2. Install all necessary storm sewers and drainage facilities per
drainage plan. Where drainage is across adjacent private property,
necessary release of damages or drainage easements must be furnished.
Any drainage problems created by change of contour during plat
development must be corrected prior to final plat approval or
release of plat bond. Final approval of plat (or release of plat
bond) will be withheld until actual drainage as installed has
been inspected and approved by the City Engineer.
3. "Tract All to be made a 25 -foot service lane and dedicated to the
city with a curb installed on the west side of the service lane
from Fifth Street S.E. to the northern extremity of the plat, and
an ample turn around (40 feet) be constructed at this location.
4. All lots to be connected to the City of Edmonds sewer. This exis-dng
eight -inch sewer to be extended to accommodate all lots in the
proposed plat.
The Planning Commission further stipulated that after a unit has been erected
on lot No. 1, if the City so desires it, an additional ten feet for right-
of-way along 5th Street S.E. shall be dedicated to the City.
