RE: Plan Check: 2008-0560
Project: Paige Change of Occupancy for Hair Salon
Project Address: 605 Main Street
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses to each comment as to how it
has been addressed and where changes can be found on the plans. Please submit revised
plans/documents to a Permit Coordinator.
1.On the site plan, dimension the distance from the exterior wall of the building to the property
lines.
2.Where the exterior wall is 5 feet or less to the property line, combustible exterior wall coverings
shall not exhibit sustained flaming per NFPA 268. Provide manufacturers information for
siding showing compliance. IBC 1406.2.1.1
3.On the site plan, dimension the width and show slope of accessible path of travel from the
accessible parking stall to the lift.
4.Provide manufacturers information for the proposed wheelchair lift, including being exposed to
weather. Show compliance to ICC/ANSI A117.1 Section 410.
5.Dimension the width of the new stairway.
6.Provide framing plan for new landing. On detail 13/T1.1, provide engineered calculation to
justify ledger attachment.
7.Gate at landing also acts as a required guard. Increase height to 42, provide gate hardware
information, and provide a sign that the gate must be closed when wheelchair lift is not in use.
8.Revise accessible parking stall details to include a sign at the head of the stall, 60 from the
parking surface to the bottom of the sign.
9.On the restroom detail, note the height of the vertical grab bar. Turning radius encroaches into
toilet space, but toilet does not permit toe clearance (ICC/ANSI A117.1 section 305 & 306).
Please revise.
10.Upgrade deck guardrail to meet current code, including 42 minimum height, <4 sphere
between intermediate rails, and load requirements.
11.Show energy code compliance as noted in WSEC 1133 for Change of Use.
12.Ventilation must be provided either mechanically or
with natural ventilation using building
openings (windows and doors) in accordance with the State Ventilation Indoor Air Quality
Code.
a.Natural ventilation: Provide in each room or area at the rate 4% of the floor area. Show the
calculations on the plans. OR
b.Mechanical ventilation: Provide outdoor air at the rates specified in VIAQ Table 3-4 (based
on the occupant load established for the building) to each room or area. The system must be
balanced (supply and return/exhaust). Provide mechanical plans and calculations showing
compliance. Provide manufacturers specs for the mechanical units to be installed.
13.Provide minimum 50 cfm exhaust fan in the restroom.
