Dear Mr. Park,
The City received a complaint regarding the pliable plastic tent erected in the setback at the
st
subject property along 81 Ave. W.
The Edmonds Community Development Code allows tents 200 square feet or less. However, the
structure is required to meet the same setback as any accessory structure. Also, a tent can not be
used to store a vehicle. Any tent used to store a vehicle must be converted to be open without
sidewalls or drops on 75% or more of the perimeter (see Canopy defined below).
The Edmonds Community Development Code (ECDC) addresses temporary storage units as
follows:
ECDC 19.05.010 Work exempt from permit.

A.One (1) story detached accessory structures used as tool and storage sheds,
playhouses and similar uses; provided the floor area (measured to the exterior wall or
post) does not exceed 200 square feet, with a maximum eave of twelve (12) inches
and maximum height of fifteen (15) feet. Vehicle storage structures, such as
garages and carports, are not included except as set forth in ECDC Section
19.05.010(J) for canopies.
J. Canopies, as defined in ECDC 17.70.035, accessory to a single family dwelling, with
a floor area measured to the exterior wall or post not to exceed 200 square feet, for
covered storage, carport or similar use.

ECDC 17.70.035.A Canopy means a structure, enclosure or shelter constructed of

fabric or pliable materials supported by any manner, except by air or the contents it
protects, and is open without sidewalls or drops on 75 percent or more of the
perimeter.
Tents, tarps and canopy structures which use plastic sheeting, canvas, or other similar
·
pliable materials to cover storage areas, and/or to be used as carports are regulated in
residential zones:
A. Tents or canopies with a floor area measured to the exterior wall or post exceeding
200 square feet are prohibited, except for those used for limited time period for a
special event such as a party or wedding not to exceed twenty-four (24) hours.
B. Tents and canopies shall comply with setback and height requirements for
accessory structures for the zone. Lot coverage requirements also apply.
If a tent or canopy is located within 6 feet of another tent(s) or canopy(s) or attached in
any way, they shall be considered as one (1) tent or canopy and shall be subject to the
provisions of J.3.a and J.3.b for combined floor area and location.
The subject property is a corner lot. Corner lots have no rear setbacks. There are two street
setbacks ( measured inward from the property line) and two side setbacks. The subject property
is in the RS-8 Zone. The street setback is 25 feet and the side setback is 7 ½ feet. The tent

structure is definitely in the street setback on 81 and possibly in the side setback on the south
side of the property.
Corrective actions required by July 27, 2009:
Please remove the tent if it is larger than 200 square feet.

If the tent is 200 square feet or less:

Please remove it from the street and side setbacks and;

If it is to be used to store a vehicle, please convert it to a canopy with open
o
sidewalls or drops on 75% or more of the perimeter.
