Thank you for your submittal. I have reviewed the above building permit application for the
Planning Division and it was found that the following information, corrections, or clarifications
will need to be addressed before review can continue:
1.Steep Slope/Setback: I have read through the geotechnical report that you submitted,

prepared by Earth Consultants dated March 31, 2005. Page 5 recommends that “…the total
construction setback/buffer can be reduced to a minimum of ten feet from the descending
steep slope area.” When I reviewed the recorded map, the top of the slope (plus a 10-foot
steep slope setback plus a 15-foot building setback) was delineated on the map for lots 6 and
7. However, after reviewing the site plan submitted for lot 6, it appears that much of the rear
of the house (in its proposed location) would be in this buffer/setback area. Please submit a
revised geotechnical report addressing Edmonds Community Development Code chapter
23.80 (geologically hazardous areas) and refer to critical areas report requirements in chapter
23.40 (also 23.40.280 requires a 15-foot building setback from any type of critical area). We
would be happy to review a site plan that showed the top of the slope and the buffer/setback
area recommended by a geotechnical engineer.
