I have reviewed the above building permit application and resubmittals for the Planning Division. Before
I can sign off on it I still need the following:
1.Lot Line Adjustment: I do not see that a lot line adjustment has been submitted since my first
corrections. As I stated before, the site currently consists of three lots. In order not to have to
maintain setbacks to all the interior lot lines, you must combine the lots. This can be done with a lot
line adjustment, which requires a survey, but has no public notice. Or you can use the lot
combination process, which does not require a survey, but requires notice to everyone within three-
hundred feet of the site (see ECDC 20.75.055). Department policy requires that prior to issuance of
any building permit the lot line adjustment or combination decision must be submitted. Since none of
the conditions of approval mentioned this requirement, I will just require that a complete application
for the lot line adjustment or combination be submitted prior to issuance of the building permit. The
lot line adjustment or combination must be recorded at Snohomish County prior to the Planning
Division signing off on the final inspection for the building. Please let me know if you have any
concerns about this timeframe.
2.Awnings: The awnings shown on the building elevations scale as 3 feet from the edge of the building.
On the south and east sides of the building, that would put them 3 feet into the setbacks, but eaves are
only allowed to intrude a maximum of 30 inches per ECDC 16.30.040.D.
3.Changes to Sheet A3.1: On sheet A3.1, Building Elevations, please revise as follows:
a.Please add the number “381.0” to the average grade line.
b.Include a note that if the elevator roof is visible it shall coordinate in color and materials with the
rest of the building.
c.Change the “height of the highest ridge” and “proposed building height” in the Table labeled “5”
to match the table on sheet A1.1 and the elevations shown on the building elevations.
d.Correct all the scales which state 1/16” but appear to be a 1/8” scales.
4.Pad South of South Door: What is the purpose of the pad south of the walkway from the south door?
If it is for a bike rack or bench, please show that. If it has no purpose, it should be changed to
landscaping, and the landscaping added to the Landscape Plan.

5.Reduced Site Plan:
a.The reduced site plan should be to a measurable scale, preferably 1 inch = 20 feet.
b.The height calculations should be included, or attached.
