I have reviewed the above building permit application for the Planning Division. Before I can sign off on
it I need the following:
1.Survey: Please provide a copy of the LSA survey of the site that is referred to in Dennis Bruce’s
report.
2.Critical Areas: Dennis Bruce, P.E., has written a Geotechnical Evaluation, dated March 29, 2005.
a.Please have the geotechnical engineer provide a “statement of minimal risk” as described on page
9 of his report. This statement should specifically address Edmonds Community Development
Code section 23.80.070.A.2.
b.State how you plan to seed all permanently exposed slopes with an appropriate species of
vegetation, as required on page 6 of the report.
3.Height Calculations: Our height calculation worksheet states that uncovered decks can be excluded
from height calculations. Though the main floor plan describes the deck on the west side of the house
as a deck, covered, the roof plan does not show that deck to be covered. The current points appear to
be in line with the uncovered deck.
a.Please move the height calculation points to the east, in line with the edge of the hatched building,
instead of the deck.
b.Check the points to be sure that they match the topography lines, or explain why the points do not
match the topography lines.
c.Recalculate the average grade and maximum height with the revised numbers and make the
necessary changes on the site plan.
d.Revise the building elevation with the revised height calculations.
The grading quantity is given as 497 cubic yards. Note that if grading exceeds 500 cubic yards, a SEPA
review must be done. Please contact the Planning Division if you have questions on that process.

Please make all submittals to the Development Services Permit Coordinator, and provide two copies of
any revised plans or elevations and three copies of any site plans. Your existing plans and elevations may
also be red-lined.
