I have reviewed the above building permit application and resubmittals for the Planning Division. Before
I can sign off on it I still need the following:

1.Landscape Plan: No revisions requested in the May 22 letter have been made to the Landscape
Plan. The following modifications need to be made to it.
a.The Landscape Plan must be to a common scale, such as 1 inch = 20 feet or 1 inch = 10 feet.
b.The height for the Otto Luyken Laurel should be corrected from “18’ – 21’ SP.” Eighteen inches
is the minimum height per ECDC 20.12.025.A.6.
c.Evergreen trees are required to be 6 feet minimum height per ECDC 20.12.015.B. Please correct
the Austrian Pine height to meet this.
d.The driveway is screened from the neighbor to the east by a 5 foot wide strip of landscaping that
has primarily kinnikinnick and Otto Luyken Laurel. A portion of the driveway has only
kinnikinnick, and this is now the area where headlights will be shining as cars turn in the
driveway. Please fill out the length of the driveway with a minimum of one row of evergreens or
two rows of deciduous shrubs per ECDC 20.12.025.A.3, 5 and 6.
(Also note that the city only requires the 6-foot branching height for the street trees, and the trees
that are in the rear yard and closer to the existing house would not be required by the city to have
the 6-foot branching height. The only requirement for deciduous trees within the yard (which do
not function as street trees) is that they have a 1.5 inch caliper.)
2.Reduced Site Plan: Please make sure the height calculations are included on the reduced site plan,
including the datum point, calculations of average grade and maximum allowed grade, and a notation
of the actual grade.
Please note that no sign has been included with this permit, and a sign permit is required for any new
sign.

Please make all submittals to the Development Services Permit Coordinator, and provide two copies of
any revised plans or elevations and three copies of any site plans. Your existing plans and elevations may
also be red-lined.
