I have reviewed the above building permit application and resubmittals for the Planning Division.
Several items were resolved, but some were not changed as needed. Before I can sign off on it I need the
following:
1.Height Calculations: I must point out that 205.4 + 30 = 235.40 not 235.41. I further must point out
that if the maximum height allowed is 235.40, then a proposed height of 235.41 (as shown on the
building elevations) is over height. Please do the following:
a.On the site plan for Building A correct the maximum allowable height to be 235.4 or 235.40.
b.On the building elevations (sheet 6) for Building A confirm that the maximum height will be the
actual height shown on the site plan of 235.39, and not the ridge height of 235.41 shown. (If the
height is not 235.39, please change that height on the site plan. The new height must be at or
below the allowed 235.40.)
2.Landscape Plan: Tom Leren stated in his corrections that “Beach maples” will be substituted for vine
maples to meet the condition of the Architectural Design Board (ADB) to “use trees other than vine
maple or dogwood” in reference to the area between the eastern property line and the driveway.
Their concerns were that vine maples did not do well in direct sun, and with the asphalt adjacent to
the planter strip, it would be even less healthy for the trees. I cannot find “Beach Maples” in the
Western Garden Book or on the web. I also note that the change was not made on the Landscape
Plan.
a.Please revise the Landscape Plan to use trees other than vine maple or dogwood along the eastern
property line. Provide the scientific name for the proposed plants.
3.More on the Planting Strip by the Driveway: The Landscape Plan and site plan now show a two-foot
planting strip, but the Civil Plan states the area is 3.5 feet wide to the east of the driveway curb as
encouraged by the ADB. Somehow the site plan and civil plan both show 24 feet between the
foundation of the building and the curb. The wider the planting strip can be, the better it will be for
the plants.
a.Please make the site plan, Landscape Plan and civil plan consistent and if possible make the
planter bed on the east side of the driveway 3.5 feet wide.
4.Walkway in Front of Buildings: The site plan shows the concrete walkway to be five-feet wide and
extend to the sidewalk. The civil drawings show the concrete walk to be four feet wide and stop at the

curve to the driveway. The ADB did not specify a required width for the walkway, but did specify
that it should extend to the sidewalk.
a.Insure that the concrete walkway extends all the way to the sidewalk.
b.Please revise the civil plans and site plan to be consistent regarding the location and width of the
concrete walkway.

Please make all submittals to the Development Services Permit Coordinator, and provide two copies of
any revised plans or elevations and three copies of any site plans. Your existing plans and elevations may
also be red-lined.
