following items have been addressed/completed. Please submit 3 sets of revised
drawings to a Development Services Permit Coordinator, if required, or a written
response to the review comments to the Development Services Permit Coordinator
and the Pretreatment Reviewer.
Hello Ralph,
I see that the plumbing permits/submittals are defered. In looking over the plans for the
restaurants, I have some comments to assist you when you complete the submittals. I
have combined my comments for all three permits (BLD20080951-953) since they are in
the same building and you are listed as the applicant for all three permits.
1.Both Old Town Steakhouse and The Maharaja have these fixtures indicated on the
plans:
3 comp sink (the wash and rinse sinks are required to be connected to the
grease interceptor (GI), the sanitize sink connected to the side sewer with
an air gap that meets County Health standards).
A dishwasher is indicated for both kitchens but the plans have no prewash
sinks listed. I assume that each food service will have a prewash sink
adjacent to the dishwasher. The prewash sinks, along with the
dishwashers, are required to be connected to the GI.
Both restaurants have mop sinks. These are required to be connected to
the GI.
Dump sinks for each restaurant are indicated in the plans for the
bar/lounge areas. These sinks should be connected to the side sewer, not
the GI.
2.Both Old Town Steakhouse and The Maharaja should have all floor drains in the
kitchen prep areas and wash areas connected to the GI.
3.I noticed that there is a 2 comp sink listed as a prep sink for the Old Town
Steakhouse. If any of the compartments are planned for meat prep, those
compartments are required to be connected to the GI. Vegetable food prep sinks
are not required to be connected to the GI.
4.Disposals – I did not see disposals listed in the current plans that did not include
the plumbing submittals. I strongly recommend that disposals are not included in
either of the kitchens. The City believes commercial food waste belongs in solid
waste, not the sanitary sewer. Disposals can increase the required pump-outs of
the GI due to additional solids entering the GI.
5.Comments for the Banquet Room – In discussing this with the Building
Department, I understand this facility will be shared with both food services. Is it
reasonable to assume that whoever uses the Banquet Room will wash dishes in
their own kitchen?
6. Grease interceptor operation and maintenance for multiple tenants – please
remember that Gregg Production Associates, Inc. (GPA) is considered both the
“user” and the “facility” as outlined in the Memorandum of Understanding
Regarding Grease Interceptors between GPA and the City of Edmonds. It is up to
GPA to determine how to charge for the maintenance and operation of the GI as
well as ensure that the tenants are in compliance with the City code. In this
instance, Pretreatment will directly deal with GPA instead of the individual food
services when there are compliance issues.
