RE: Planning review of civil improvement plans for short plat (PLN20090034)
The Planning Division has reviewed the civil improvement plans submitted on October 15, 2015.
The following comments are in reference to the listed conditions of approval from the
preliminary short plat decision of November 17, 2009 and the Edmonds Community
Development Code (ECDC):
1. No grading or tree removal can occur on Lot 2 in preparation for the development of a
single family residence on the lot (ECDC 18.45.050.A). Only trees that are within the
footprint of short plat improvements (such as the access and utility easement and
frontage improvements) may be removed as part of installing those improvements.
Please revise Sheet C2 to show no disturbance on Lot 2. Please show the driplines of
the two trees to be retained on Lot 1 and add the tree protection notes in ECDC
18.45.050.1-1 to Sheet C2.
2. On Sheets C1, C2, and C4, remove Note 1,
