The following comments are in reference to the listed conditions of approval from the preliminary short plat decision of October 24, 2013: "Trees shall be retained to the maximum extent feasible. Trees to be removed and retained must be shown on the civil improvement plans. Retained trees must be protected during development in accordance with ECDC 18.45.050." Clarification requested β€” One large cedar tree is shown 'to be removed' on Sheet CO3 near the entrance to the private access road from 235th Place. A number of other trees are called out for retention. Show the drip lines for all retained trees on Sheets CO3 β€” C07 and add similar drip line call outs for four other trees β€” a 12" cedar, a 26" cedar and two 36" cedars. These cedars are very near the project site and could be impacted by the proposed work. If the 33" cedar at the western extent of the private access road is going to retained, arboricultural best management practices will have to be employed in order to minimize disturbance to the tree's roots during development. E. Add the tree retention and protection language in ECDC 18.45.050.H to the face of Sheet C01. Orange construction fencing or similar can be used to mark tree drip lines during development. 2. "The existing detached garage and related structures on proposed Lot C shall be removed prior to final short plat approval." Condition met β€”The existing garage and related structures on Lot C are shown 'to be removed' within the extent of grading limits on Sheet CO3.
