RE: Planning review #2 of civil improvement plans for Lambrecht short plat
(PLN20120016)
The Planning Division has reviewed the Lambrecht civil improvement plans resubmitted on July
29, 2013. It was noted that the conditions of preliminary approval listed in the decision of
August 29, 2012 were addressed. Two additional corrections are noted:
1.Sheet C1 Notes.
Note 1 (retention of the house on Lot 1) should be removed as it conflicts with what is
shown on the plans and with the demo permit , BLD20130472.
Note 4 (trees to remain on Lot 2) should be removed as it conflicts with the level of removal
shown on Sheet C3.
2.Sheet C3 Plans.
As noted above, it appears that all existing trees are to be removed from Lot 2. However,
several trees within the identified clearing limits seem to be indicated for retention. At the
same time, the northeast corner of Lot 1 shows clearing limits indicating retention of
several trees in that area. Please verify and update as necessary.
In any event, the vegetation management plan for the 30% native retention/creation
included with preliminary short plat approval decision (Attachment 4) will need to be
upda-landscaping condition once the single family residences are
constructed and native vegetation installed.
