Dear Mr. Munson,
I have reviewed the above building permit application for the Planning Division and it was found
that the following information, corrections, or clarifications will need to be addressed before the
Planning Division review can continue.
1.Height Calculations:
The site plan needs a datum elevation point. In addition please
review point Bof your height calculations. Based on the topographic lines on the site
plan, it appears that point Bshould be one foot higherin elevation(228.75).Please
revise the height calculations on the site plan and elevation drawings (building sheet A-2)
accordingly.
2.Critical Areas Report:
Based on the City’s critical areas mapping, the site contains and
is adjacent to a slope that is steep enough to be considered both a Landslide Hazard Area
and Erosion Hazard Area as defined withinthe Edmonds Community Development Code
(ECDC)Chapters 23.40 and 23.80.I understand that the existing foundation will be
utilized in thehouse remodel however the addition on the north side shows new footings
in theside of thehill. Since these new footings are proposed within the critical area,the
footing construction must be reviewed by a geotechnical engineer. A subsequent report
by the geotechnical engineer must address all applicable requirements of ECDC Chapters
23.40 and 23.80and provideany necessary recommendations in order to ensure thatthe
standards in these code sectionsare met.
Please Note: Additional comments from the Building Division and Engineering Division
may require additional changes to the site plan beyond those discussed above. A revised
site plan addressing the above cited issues should be completed once you have received
comments from the other reviewing divisions.
Please submit three copies of the geotechnical report and three copies of a revised site plan
(including one reduced copy) and two copies of any revised building plan sheets to a
Development Services Permit Coordinator. Our office hours are Mondays, Tuesdays,
