Hi David,
In order for the Planning Division to be able to sign off on your building permit for an ADU at 18908
Olympic View Drive (BLD20150447), an ADU covenant must be recorded with the Snohomish
County Auditor's Office. This may be done once the appeal period on the conditional use permit
has past. The decision was issued on July 30, 2015, so the 14-day appeal period will end on August
13, 2015.
Please review the attached covenant and make sure that I filled in all of the information for your
property correctly. You may print it out yourself, but it will need to be printed on 8.5" by 14" legal
sized paper and you'll need to make sure that the margins are printed to meet the County’s
recording requirements (3" margin at the top and 1" margins on the sides and bottom). I will put a
hard copy with your building permit file if you'd like to come pick it up instead of printing it out
yourself. I would mail it, but the County doesn't like folds in documents that are being recorded.
Please sign the covenant in black ink before a notary, and please be sure to keep the margins clear of
any writing or your notary's stamp.
Once the covenant is signed and notarized, you may either record it yourself at the County Auditor's
Office and submit a copy of the recorded document to us, or you may submit the signed and
notarized covenant to us and we will record it with the County for you. The County currently
charges $72 for recording. If you have us record it for you, there will be an additional $90
processing fee. If you plan to record the covenant on your own, please wait until after the end of
the appeal period on your conditional use permit (August 13, 2015) and confirm with me prior to
recording whether any appeals were received.

I, the undersigned, have attained approval for an Accessory Dwelling Unit (ADU) at the property
address above, in accordance with the provisions of Chapter 20.21 (Accessory Dwelling Units) of the
Edmonds Community Development Code(ECDC).

lessors of the existence of the ADU and that its existence is predicated upon the occupancy of either the

any conditions of the ADU approval are violated, the property owner will be required to remove all
improvements which were added to convert the primary dwelling unit into an ADU and restore the site
to a single-family dwelling unit.
