Dear Nh•. Gilbert
I have reviewed the above building permit application for the Planning Division, and it was found that the
following information, corrections, or clarifications need to be addressed before review can continue:
1. Height Calculations: Please amend the site plan and state the maximum height, based off of
the average grade calculation, and actual height of the house in accordance with the Height
Calculation Information handout (1341, copy attached). In addition to amending the site plan,
please verify the height calculations on the revised site plan and house elevation plans are
consistent.
2. Setbacks: Edmonds Community Development Code (ECDC) 16.20.030 requires a 25 foot
building setback from the street. The site plan submitted with the application notes a 24' 11"
setback from the street. Please amend the site plan accordingly to comply with the above cited
code section.
3. Critical Areas Report: Please amend the report completed by Wetland Resources, Inc. to
address all the criteria listed under ECDC 23.40.090.D.
Please Note: Additional comments from the Building Division and Engineering Division may
require additional changes to the site plan beyond those discussed above. A revised site plan
addressing the above cited issues should be completed once you have received comments from the
other reviewing divisions.
Please submit three copies of your revised site plan (including one reduced copy) and two copies of any
revised building plan sheets to a Development Services Permit Coordinator. Our office hours are
Mondays, Tuesdays, Thursdays, and Fridays between 8:00am and 4:30pm. The office is closed on
