Single Family Residence Addition/Remodel
On behalf of the Planning Division, I have reviewed the above building permit application. During
review of the subject submittal, it was found that the following information, corrections, or clarifications
need to be addressed. Please respond to the following items, so that I can complete my review:
1. Height Calculation: The site plan on sheet A1.01 has a label of "Floor Above" and points to a line
that is outside of Point C used for the height calculations. If the floor above is the highlighted area in
the image below, then the height rectangle must be expanded to include that portion of the residence.
If not, please clarify the floor above label.
2. Setbacks: Sheet A2.01 shows a hot tub, fire pit, and benches that are not shown on the site plan. A
hot tub must also comply with zoning setbacks and it cannot be determined if the hot tub meets set
backs on Sheet A2.01. Please include the hot tub and other features such as the fire pit and benches
on the site plan. Pursuant to ECDC 19.00.025.S, setbacks for pools and hot tubs is measured to the
inside face of the hot tub. In addition to the hot tub, please not that any structure more than three feet
over original grade must comply with setbacks.
3. Accessory Dwelling Unit: The lower level of the residence appears to be designed as separate living
unit or an Accessory Dwelling Unit (ADU). ADU's have specific requirements which are detailed in
ECDC 20.21 and require separate land use approval process. Please see the attached ADU handout.
Please either apply for an Accessory Dwelling Unit which has an application fee of $915 ($880 for
the ADU and a $35 City Technology fee) or if the property owner does not wish to apply for an ADU
at this time, please have them sign and return the attached ADU statement.
