New Single Family Residence
On behalf of the Planning Division, I have reviewed the above building permit application. During
review of the subject submittal, it was found that the following information, corrections, or clarifications
need to be addressed. Please respond to the following items, so that I may complete my review:
Height:
1. There are inconsistences with the building heights shown on sheet A1.01 from what is shown
on sheets A3.01 and A3.02 which shows ridge (actual) height as 368’-10” and the site plan sheet
(A1.01) shows actual height of 370.3’. Please correct any height inconsistencies on the plans.
Geotech Required:
2. An updated site-specific geotechnical report must be submitted for the proposed
residential development as suggested on page 18 of the 2008 geotech report from Associated Earth
Sciences, Inc. and as required by the staff report for the subdivision. Please provide an updated
geotechnical report for this building lot.
Rockery Wall:
3. It appears that a rockery retaining wall is shown on sheet A1.01, please note that per
ECDC 18.40.020(A)(8) rockeries are prohibited in designated geologically hazardous areas other than
erosion hazard areas as defined in Chapter 23.80 ECDC. Please clarify if the rockery is existing or
proposed.
Setbacks:
4. Per ECDC 16.20.040(C) uncovered and unenclosed porches, steps, patios, and decks may
project into a required setback not more than one-third of the required setback, or four feet, whichever
is less; provided, that they are no more than 30 inches above ground level at any point. Per the Plot
Plan drawing #1 a patio is proposed along the east side of the proposed structure, please revise the
plans to comply with the required setback.
Additionally, any retaining wall over 3 feet in height from original grade may not be located with the
required setback. Retaining walls over 3 feet in height are regulated as a structure, which also need to
meet setbacks. Per ECDC 21.90.020, setback means the minimum distance that buildings/structures
or uses must be set back from a lot line, excluding up to 30 inches of eaves. Per ECDC 21.90.150,
structure means a combination of materials constructed and erected permanently on the ground or
attached to something having a permanent location on the ground. Not included are residential fences
less than six feet in height, retaining walls, rockeries, and similar improvements of a minor character
less than three feet in height. Per Plot Plan drawing #1 it appears that a retaining wall is planned along
the east side of the structure please provide additional details for that the retaining wall and note that
any retaining wall over 3 feet in height must meet the required setback.

Please submit three copies of your revised site plan (including one reduced copy) and two copies of any
revised building plan sheets to a Development Services Permit Coordinator.

and Friday between 8:00 am 4:30 pm or Wednesday 8:30 am to 12:00 pm.
