W. — Dear Jeff: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications need to be addressed before review can continue: 1. Freestanding Signs: Permanent freestanding signs are discouraged pursuant to Edmonds Community Development Code (ECDC) 20.60.045(A). Please provide evidence that no reasonable alternative exists. ECDC 20.60.045. A. Regulation. Permanent freestanding signs are discouraged. Freestanding signs shall be approved only where the applicant demonstrates by substantial evidence that there are no reasonable and feasible alternative signage methods to provide for adequate identification and/or advertisement. 2. Sign Location: Freestanding signs shall be located as close as possible to the center of the street frontage on which they are located pursuant to ECDC 20.60.045(E). The proposed locations of the signs create sight-distance impediments for drivers exiting the parking area and pedestrians. Additionally, freestanding signs may not be located within the setbacks. Current proposal is to locate the signs within 1-foot of the property line. The street setback for the CG2-zone is 4-feet. Please make adjustments accordingly. Please Note: Additional comments from the Building Division and Engineering Division may require additional changes to the site plan and landscape plan beyond those discussed above. A revised site plan and landscape plan addressing the above cited issues should be completed once you have received comments from the other reviewing divisions. Please submit three copies of your revised site plan (including one reduced copy) and two copies of any revised building plan sheets to a Development Services Permit Coordinator.
