Where drainage plans can be prepared with the short plat they are required as stated in Ordinance 1924. Two basic approaches exist for drainage planning. Both require consideration at the short plat stage for the subject short plat. If retention {i.e., "dry wells") are to be used, the short plat must demonstrate that this is a sound method. Perc tests in each lot would be required for this approach. If detention and subsequent connection to existing drainage systems is to be used, appropriate easements are necessary and construction sequencing must be considered. It should be noted that detention sizing based on the Yrjanainen and Warren Method uses the rational method's "C -values" as an index of impermeable area. These "C -values" can be estimated from density of lots per gross acreage. With either approach, drainage planning must be done at the short -plat stage for the subject short plat.
