Dear Jim:
On behalf of our client, Pamela Lund;. I am responding to several items
set forth in the Engineering Requirements for the subject short plat.
--'Item 2 requires that the applicant close excess curb cuts so that each
lot is limited to one curb cut. I believe the excess curb cut referred
to may be the one serving the Chittenden property adjoining to the
north. Admittedly, the southerly flair of the curb cut does encroach
a few feet in front of.Lot 1 of the short plat, however, the existing
driveway serving the house on Lot 1 and the landscaping on the lot indicate
that the curb cut in question will not be used by the present or future
owners of Lot 1. I request that the requirement to close the curb cut in
question be waived.
Items 8 and 9h are requested to be moved to the building permit stage
rather than being requirements for recording the short subdivision.
Item 9a is not applicable since clearly no public storm drainage facilities
will be required for one building lot involving no access road.
The letter required under Item 13 is not applicable since no public
improvements are required for this subdivision.
Please review these requests and advise me if further information or
clarification is required.
