Hopefully you remember a conversation late last year in which I said
I would be writing you to confirm some information. Well, here I am.
As you will recall, I've been working on establishing two lots in .
the Plat of Meadowdale Beach as one legal building lot. I believe
we have now established that two lots can be combined to create one
building lot, if together they meet the zoning requirements as to
size and dimensions, as well as having other requisite conditions such
as sewer and water.
We have a purchaser for lots 1 & 2, block 29, Meadowdale Beach. He is
aware of the sewer situation. All I need you to do for me is to
confirm that these two lots are of adequate size and dimensions to
meet the current zoning, and that the current zoning is RS-20,000.
The lots were originally platted as being 150' x 60' each. Their
combined frontage on the east property line is therefore 120'.
In 1948 Seaside Way was vacated, which added 40' on the west side
of the two lots. The current dimensions, then, are 190' x 120'
for the two lots, resulting in a total area of 22,800 square feet.
If you would confirm that the described property does meet the
current zoning requirements, I would appreciate it very much. Please
send a copy of your correspondence to William Bass Jr., at 13503
Northshire Road NW, Seattle, Wa. 98177. We are hoping to close this
sale early in March, so we would appreciate a response by that time.

Dear Michele:
Thank you for your letter, dated February 23, 19,93. You are correct that
you may now combine two previously platted lots, which are nonconforming,
into one lot, if together they meet the applicable zoning requirements as
to size and dimensions as well as meeting other conditions dealing with
such things as sewer and water. I am enclosing a copy of Chapter 17.040.
030 of the Edmonds Community Development Code for your information.
Your client's property, Block 29, Lots 1 & 2, Plat of Meadowdale Beach,
does appear to meet the applicable zoning requirements for the RS-20 zone.
Not only does the proposed lot have 22,800 square feet, but it also has
proper lot width, 100' required with 120' proposed.
In order to aggregate the lots as you haveproposed,we will'ne { Y ed to review
your proposed lot aggregation with the Engineering Department to see if any
engineering requirements will need to be included in the required covenant.
A sample covenant is enclosed for your information. We will need a current
Title Report together with existing and proposed legal descriptions for the
proposed lots.
We will attempt to get you through the process as expeditiously as possible..
