DECISION: The application for a three -lot subdivision, as proposed by
Margaret Goldsmith, is approved, subject to the conditions
outlined below.
REQUEST: Approval of a three=lot subdivision at 9108 Olympic View
Drive, as described in Exhibit B.
INTRODUCTION
Margaret Goldsmith, 9108 Olympic View Drive, Edmonds, Washington, 98020,
is the owner of the subject property. Mr. Gerald Lovel, Lovell & Sauer -
land, Inc., 23106 - 100th Ave. W., Edmonds, Washington, acted as agent
in the public hearing.
The subject property is zoned RS-12, as established by the Edmonds Com-
munity Development Code. The Comprehensive Plan designation for the
subject property is low -density residential. A hearing on the request
was held before the Assistant City Planner on June 16, 1983. The fol-
lowing persons were present and presented testimony at the public hearing:

FINDINGS OF FACT
1. The request is for approval of a three -lot subdivision.
2. All lots meet the minimum 12,000 square foot lot size.
3. The existing house on Lot 2 and the studio building on Lot 1 are
nonconforming to the required street setback.
4. The proposed subdivision has a zoning classification of RS-12,
5. The Comprehensive Policy Plan Map designates.the subject property as
low -density residential.
6. Mr. Gerald Lovell objected'to the requirement of a slope easement
found in Exhibit E (16)(c).
7. Margaret Goldsmith objected to the requirement of paving Sunset Way
to a width of 20 feet,
8. The Fire Department will allow l8 feet of paving, instead of the 20
feet outlined in Exhibit E (2).
CONCLUSIONS
1. The application is.for the approval of a request for a three -lot
subdivision.
2. The subdivision, as conditioned, is consistent,with the goals and
policies of the Comprehensive Plan of the City of Edmonds.
3. The subdivision, as conditioned, is consistent with the purposes of
the Zoning Ordinance of the City of Edmonds, and in particular for
the RS-12 zone district.
4, The Engineering Department requires a 15-foot slope easement along
the entire frontage of'Olympic View Drive. This is due to the
dangerous curve situation and the possibility of increased traffic
on Sunset Way, requiring improvements to the situation.
5. All the requirements established are pursuant to the review criteria
found in Section 20.75.085 of the Edmonds Community Development Code.
This subdivision, as conditioned, is consistent with those criteria.
DECISION
Using the findings and conclusions listed above as the basis of the de-
cision, the Assistant Planner of the City of Edmonds hereby approves the
request of Margaret Goldsmith for a three -lot subdivision with the fol-
lowing conditions:
1. Comply with all Engineering requirements listed in Exhibit E.
2. Provide a slope easement to the City of Edmonds along the entire
frontage of Olympic View Drive, prior to recording. Said easement
to be 15 feet in width.
