During review of the civil drawings for the proposed subdivision it was found that the following
information, corrections, or clarifications will need to be addressed. Please resubmit 3 copies of the
revised civil drawings and associated documents with a written response to each item to an Engineering
Technician. Please contact me at 425-771-0220 or by e-mail at mcconnell@ci.edmonds.wa.us if you have
specific questions regarding these plan corrections.
GENERAL:
1.Please provide an itemized cost estimate for all civil site improvements. The applicant will be required to
post a bond if he would like to record the subject subdivision prior to constructing the required
improvements. The bond amount and inspection fees will be determined by the City utilizing the itemized
cost estimate.
2.I am not familiar with a Type 50 catch basin. Please provide a separate detail or call out a standard Type 1
CB.
3.Please provide New Impervious area calculations. The detention system needs to be sized to accommodate
all new impervious areas including the shared driveway, the new house (including roof overhang), patios,
walkways and additional driveway area on the new lot. The net lot area in which a SFR could be built is
7422sf. 35% lot coverage equates to 2598sf max for structures. This does not take into account driveways,
patios, etc. Please revise sizing of the detention system, if required, to accommodate all new (this project and
future single family residence) impervious surface areas.
The following notes have been redlined on the plans. If new plan sheets are submitted please incorporate
these comments:
Sheet 1 – Demo & TESC Plan
1.Sawcut Line – “remove and replace sidewalk at an expansion joint or where not feasible, cut at a dummy
joint.”

1.“Rockery shall be setback from the property line a distance equal to the height of the rockery.”

3.Plans indicate reuse of the existing 6” sidesewer. “* See Note” comment was added with reference to the
note under General Notes that states sewer lateral shall be TV’d by City Public Works Dept.
