During review of the above noted application, it was found that the following information, corrections,
or clarifications are needed. Please submit three (3) sets of revised plans/documents with a written
response to each of the items below to an Engineering Technician. Our offices are open M-F (closed
Wednesdays) from 8am-4:30pm.
City of Edmonds handouts and standard details can be referenced on the City website under
Development Services Department, Engineering Division.

GENERAL
1. Please provide an itemized cost estimate for both on -site and off -site (right-of-way) improvements,
including traffic control.
o A bond is required to be placed for all right-of-way improvements. The amount of the bond
will be based on 120% of the City approved estimate for all right-of-way improvements. The
City will inform you of the appropriate bond amount after review of the cost estimate. Bond
forms can be obtained from Conni Curtis - 425-771-0220 or curtis@ci.edmonds.wa.us
o If you intend to post a bond in order to record the subdivision, the bond amount will be based
on the entire scope of the project.
o Inspection fees for this project will be calculated at 2.2% of the 120% City approved estimate
for all improvements.
• Cost estimate has not yet been received.
2. Please submit a traffic control and haul route plan for review and approval. Individual plans shall
be provided for all elements of work to be completed both in 92"d Ave W.
• Response letter states the contractor will submit. Please note, civil plans will not be
approved for issuance until these plans have been reviewed and approved.

Sheet 1— SITE DEVELOPMENT PLAN

2. Show post office approved mailbox location.
• Revise location so mailbox is not in the curb ramp for the driveway approach. Sufficient
room must be provided to wrap sidewalk behind mailbox per standard detail E8.5.
• Please revise detail number to state E8.5 instead of E.5.
3. City records indicate 30' of right-of-way from ROW centerline to the east at this location. The
Frontage Improvement Section Detail provided on Sheet 3 shows 30', but this sheet only shows
20' . Please provide additional information to the City supporting the right-of-way lines shown on
the plans or revise the plans accordingly.
• The detail on sheet 3 has been revised to show a total of 40' of right-of-way. City records
indicate a total of 50' — 20' on the west side and 30' on the east side. If you have
documents and/or information showing right-of-way widths other than this please
provide copies to the City. Otherwise, please update the plans accordingly.

5. AC Berm & Transistion ramps have been called out for at each end of the proposed sidewalk. The
standard detail referenced is for an asphalt walkway. The City does not currently have a detail for
the transition ramp. Please state that the ACP transition ramp shall be constructed with no more
than a 1:12 slope.
• Please extend each ramp so the landing area joins the existing ACP outside of the asphalt
berm. The ramp should tie into the existing driveway on the south side.

7. Curb and gutter alignment should be shifted to the east to align with the storm manhole grate
instead of placing a jog in the curb and gutter.
• Curb, gutter & sidewalk have been shifted at the CB only. Please straighten alignment
along entire section of frontage improvements.

14. The plans callout for an existing storm stub to the property to be capped and abandoned. Please
note on the plans that the pipe shall be abandoned at the storm manhole.
• Please clarify additional note that was added — "connect CB to CB #1 if in use". What CB
are you referring to? The plans only show a stub.
