Architectural information is limited on the project submittal for affirmative review. Accommodating fire access and fire protection requirements may impact final site design for Architectural Design Board review. 1) Site plan indicates RS-8 zoning yet (current) COE zoning 6/6/07 map indicates RM1.5. Clarify and indicate correct zoning. th 2) A single fire hydrant is indicated across 238. Fire hydrants require 300’ spacing in RM zones; 600’ in RS zones. Clearly show available hydrants on site plan with correct hydrant spacing. 3) Townhouse dwellings as defined by International Residential Code (IRC) are treated as separate dwellings. Three-plexes constructed as specified by International Building Code (IBC) shall be fire sprinklered and may impact site design. Clearly indicate townhouse construction in accordance with IRC that is consistent with water services indicated on C3.1.
