During review of the civil drawings for the proposed subdivision it was found that the following
information, corrections, or clarifications will need to be addressed. Please resubmit 3 copies of the
revised civil drawings and associated documents with a written response to each item to an Engineering
Technician. Please contact me at 425-771-0220 or by e-mail at sibrelAci.edmonds.wa.us if you have
specific questions regarding these plan corrections.
GENERAL
DONE: Please provide an itemized cost estimate for both on -site and off -site (right-of-way) improvements,
including traffic control.
o If you would like to place a bond for the improvements to be done so that you may record the
subdivision you may do so. The amount of the bond for the offsite improvements shall be
$18,938.22 You may contact Conni Curtis at our office to obtain a copy of the performance bond form.
o Inspection fees for this project will be calculated at 2.2% of the 120% City approved estimate for all
improvements. The 2.2% Inspection Fee is $1211.29
SHEET 1: GRADING, DRAINAGE, AND UTILITIES PLAN
1. DONE: Drainage, Erosion, and Sedimentation Control:
o There shall be a CB at both ends of the 60" CMP detention system.
Access riser has been OK'd per Don Feine.
6. Asphalt ramps shall be used to bring the walkway back to original grade at each end of the sidewalk. Please
note this (and the 12H:1 V slope) requirement on the plan.
Asphalt ramps noted brought back to grade over 9' on the south end, and can be redlined for 6' on the
north end of SW.
8. A utilities easement on Lot 1 for the storm and sewer lines benefitting Lot 2 shall be included on the civils
and recorded short plat.
Will be recorded and submitted to city as a condition for short plat and SFR final acceptance of
construction.

4. Include the following Standard Details in the plan set: E2.12, E2.26, E2.3, E2.8, E6.9, and E6.10.
E2.8 has not been included. Can be attached as a separate sheet
NOT DONE: Construction Sequence:
o Item 1: Reword to include that required inspections shall be requested 24 hours in advance, and include
the Engineering Inspection Hotline at 425-771-0220 x1326.
o Item 3 shall refer to the straw wattling, rather than the compost berm,
o Item 5 shall be reworded: replace "15 days" with "no more than two days from October 1 through April
30 and no more than seven days from May 1 through September 30."
o Item 9: Construction related to a future residence is not allowed under this permit. Delete the reference
to future home construction and replace with, "Install frontage improvements."
o Add an Item 12: Remove TESC devices when soils are permanently stabilized.
