During review of the civil drawings for the proposed subdivision it was found that the following
information, corrections, or clarifications will need to be addressed. Please resubmit 3 copies of
the revised civil drawings and associated documents with a written response to each item to an
Engineering Technician. Please contact me at 425-771-0220 or by e-mail at
mcconnell@ci.edmonds.wa.us if you have specific questions regarding these plan corrections.
GENERAL
1. Please submit a cost estimate that includes those items bonded for under your original bond, plus
any additional items that have been added specific to the development of the 3-lot short plat.
Please remember to provide an itemized cost estimate for both on -site and off -site (right-of-way)
improvements, including traffic control.
SHEET 1 of 3 — DEVELOPMENT PLAN
1. A small portion of the driveway serving Lot 2 is shown on Lot 3. Please revise plans accordingly.
2. Please add a note to the civil plans addressing the relocation or removal of the shed that encroaches
on the subject property.
3. The two notes regarding the "Ex. pad for future single family residence" gives the implication that
there is physically a concrete or other type of pad on site when the area has just been graded and
vegetated. Please revise the civils to state something to the affect of "future building area for SFR"
instead of "pad".
4. The 15' ingress & egress easement should only be for the benefit of lot 2. Lot 1 takes access off 9th
Ave N. Please revise the plans accordingly.
5. The 20' utility easement, where located on Lot 3 is for the benefit of Lots 1, 2 & 3. Where located
on Lot 2, the easement is only for the benefit of Lot 1. Please revise the plans accordingly.

6. The civils approved on August 10, 2007 for the two lot short plat at this site show a retaining wall
along the southerly edge of the access road. The wall is still called out on Sheet 2 of this submittal,
but has not been shown on this sheet. Please either show the wall as new or existing on this plan
sheet and provide top and bottom of wall elevations. It is my understanding that the wall has not
yet been constructed.
SHEET 2 of 3 — CLEARING & GRADING PLAN & SWPPP
1. Please note on the plans that the topography contours provided are based on existing conditions,
not necessaryily original grades.
2. Please provide grading quantities — both cut & fill — on this plan sheet.
