During review of the civil drawings for the proposed subdivision it was found that the following
information, corrections, or clarifications will need to be addressed. Please resubmit 3 copies of
the revised civil drawings and associated documents with a written response to each item to an
Engineering Technician. Please contact me at 425-771-0220 or by e-mail at

GENERAL
Please submit a cost estimate that includes those items bonded for under your original bond, plus
any additional items that have been added specific to the development of the 3-lot short plat.
Please remember to provide an itemized cost estimate for both on -site and off -site (right-of-way)
improvements, including traffic control.
o Please provide a cost estimate that includes the water meter & service, new driveway
approach to Lot 3, additional retaining wall (the proposed wall with this short plat is
significantly longer than the orginal wall) and removal of the shed. Please also refer to
comment #6 below with regards to the retaining wall.

6. The civils approved on August 10, 2007 for the two lot short plat at this site show a retaining wall
along the southerly edge of the access road. The wall is still called out on Sheet 2 of this submittal,
but has not been shown on this sheet. Please either show the wall as new or existing on this plan
sheet and provide top and bottom of wall elevations. It is my understanding that the wall has not
yet been constructed.
o The City has an application in for vacation of the alley right-of-way adjacent to the south
property line of your project. The civils submitted on July 28, 2008 propose a retaining
wall in the alley. Until City Council makes a decision on the alley vacation application,
the retaining wall cannot be approved as shown. If you do not wish to wait for a Council
decision you would need to relocate the retaining wall to private property.
o Also, the Encroachment Permit submitted with the original 2-lot subdivision was
withdrawn. If you'll recall, the wall was relocated to private property and ultimately, the
civil plans were approved showing the wall on private property. A new encroachment
permit application will be required for your current proposal to construct the wall within
the alley right-of-way. However, the City cannot accept application until City Council
has made a decision on the alley street vacation application.
