During review of the civil drawings for the proposed subdivision it was found that the following
information, corrections, or clarifications will need to be addressed. Please resubmit 3 copies of the
revised civil drawings and associated documents with a written response to each item to an Engineering

specific questions regarding these plan corrections.

GENERAL
1. 1/7/09 — Thank you for submitting a cost estimate. Please revise the estimate to include the following:
a. Rock entrance
b. Catch basin protection
c. Materials and work associated with the installation of the sanitary sewer and water systems.
11/19/08 comment - Please provide an itemized cost estimate for both on -site and off -site (right-of-way)
improvements, including traffic control, consistent with the proposed short plat improvements. Please note,
the King County cost estimate spreadsheet unit prices were last updated in 2002. Please apply a 28%
increase to the unit prices so they are consistent with 2008 costs.
o You have an option to place a bond, prior to beginning construction, for all required civil improvements
in order to proceed towards recording the subdivision. At a minimum, a bond will be required for all
improvements located within the City right-of-way.
o The amount of the bond will be based on 120% of the City approved estimate for all improvements. The
City will inform you of the appropriate bond amount after review approval of the cost estimate. You
may contact Conni Curtis at our office to obtain a copy of the performance bond form. She can be
reached by e-mail at curtis@ci.edmonds.wa.us.
o Inspection fees for this project will be calculated at 2.2% of the 120% City approved estimate for all
improvements.

2. 1/7/09 — Thank you for submitting a traffic control and haul route plan. The haul route should not
direct trucks to 196th St SW via Puget Drive. Please revise the haul route plan to require trucks to
travel 9th Ave to SR-104.
