During review of the civil drawings for the proposed subdivision it was found that the following
information, corrections, or clarifications will need to be addressed. Please resubmit 3 copies of the
revised civil drawings and associated documents with a written response to each item to an Engineering
Technician. Please contact me at 425-771-0220 or by e-mail at mcconnell@ci.edmonds.wa.us if you have
specific questions regarding these plan corrections.
GENERAL
1. Please provide an itemized cost estimate for both on -site and off -site (right-of-way) improvements,
including traffic control, consistent with the proposed short plat improvements. Please note, the King
County cost estimate spreadsheet unit prices were last updated in 2002. Please apply a 28% increase to the
unit prices so they are consistent with 2008 costs.
o You have an option to place a bond, prior to beginning construction, for all required civil improvements
in order to proceed towards recording the subdivision. At a minimum, a bond will be required for all
improvements located within the City right-of-way.
o The amount of the bond will be based on 120% of the City approved estimate for all improvements. The
City will inform you of the appropriate bond amount after review approval of the cost estimate. You
may contact Conni Curtis at our office to obtain a copy of the performance bond form. She can be
reached by e-mail at curtis@ci.edmonds.wa.us.
o Inspection fees for this project will be calculated at 2.2% of the 120% City approved estimate for all
improvements.
2. Submit a traffic control and haul route plan for review and approval.
3. The civil plans must be reviewed by your geotechnical engineer (as required by Mitigation Item #8 in the
July 16, 2008 report by GEOGroup Northwest, Inc.), including review of the proposed rockeries/retaining
walls. Please provide a letter of approval from the geotech engineer.
4. Please revise the Engineering Divison approval block to state Engineering Division instead of City
Engineer.

Sheet 1— TESC and GRADING
1. Revise the General Notes as follows:
#2 — All construction shall conform to the current WSDOT standard specifications ...
#10 — All roof drain stubs ...
#13 — Add: Ladder steps shall be polypropylene
#15 — Add: Compaction test reports shall be provided to the City of Edmonds prior to paving.
#19 — This note shall be revised to be consistent with the plan set.
#20 — Contractor shall be responsible for adjusting .. .
#21 - ... the contractor shall be responsible to contact the engineer ...
#22 — Revise land surveyor information as required.
#23 — Can this note be deleted?
#24 — Can this note be deleted?
2. Revise the Construction Sequence to include the following:
a. Schedule pre -construction meeting with City Engineering Division and call 24-hrs in advance for all
required inspections at 425-771-0220, ext. 1326.
b. Review ESC notes.
c. Call for utility locates.
d. Maintain dust control.
e. Install utilities and perform other site improvements
f. Remove if required from note #3.
g. Delete note #7.
3. Add note next to rockery detail that reads: Rockeries/retaining walls shall not exceed 3' in height over
original , , grade where located within the minimum required setbacks.
4. Please reference and incorporate the following Temporary Erosion Control Details into the plan set:
a. Silt Fence —City standard detail E1.1
b. Temporary Construction Entrance — City standard detail E1.2
c. Catch Basin Protection — City standard detail E1.3.
5. Revise the clearing limits as shown on the plans to accurately show the required 75-foot stream buffer. No
clearing and or grading shall occur within the 75-foot buffer.
6. Please show the mailbox location for the new lot, as approved by the Post Office.
Sheet 2 — ROAD and DRAINAGE PLAN
1. General Notes have been repeated on this page. Please remove.
2. Retaining wall shall not be located in the City right-of-way. Please revise wall location accordingly.
3. Please revise note that states new asphalt edges shall be sealed with AR400 to state AR4000.
4. Provide cross section of road widening and call out base course, top course and asphalt thickness
requirements consistent with City of Edmonds standard detail E2.1.2.
5. New catch basin shall be placed at the new edge of pavement and where possible street shall slope to CB.
6. Call out utility separation requirements where the new storm main crosses over the existing water main.

7. Please clarify invert elevations provided for existing storm drain manhole located at the NE corner of 81h &
Daley. It appears as though there are only two existing connections and one new connection into the
manhole, but an invert elevation of 80.64 has been stated for (N, S, W, E). Also, please provide i.e. for new
connection.
8. Show footing drain and retaining wall drainage connection to outfall of storm detention system, on private
property.
9. Water meter shall be located in the ROW with the backside of the meter at the property line.
10. New sanitary sewer lateral connection to the main line shall be located a minimum of 3' away from the
SSMH. Please add note to plans.
11. Provide a minimum of 10-feet of separation between water service line and sanitary sewer line. Please add
note to plans as well.
12. Please clarify impervious surface note to state that the calculations provided are conceptual and the
detention system was sized based upon these calculations. Actual impervious surface areas are to be
calculated and approved upon submittal of a separate building permit application.
13. A conceptual building footprint has been shown on the plans. Please add a note to the plans clearly stating
that the location and size of the future home on Lot 1 will be reviewed and approved upon submittal of a
separate building permit application.
14. The 5' building setback line (BSBL) along the east property line for Lot 1 shall be shown 5' west of the
propery line and and 5' west of the access easement that has been provided to Lot 2. Please revise the BSBL
or remove the notations from the civil plans.
15. The 20' BSBL along the frontage of Lot 2 (north property line) shall be shown 20' south of the property line
and 20' south of the access easement. Please revise the BSBL or remove them from the civil plans.
16. If BSBL are to remain on the plans, please add a note stating "setbacks shown are for reference only and vest
no right".
