Dear Mike,
We have reviewed the final short plat materials submitted February 11, 2016 and found that
the following information, corrections, or clarifications need to be addressed before review of
the final short plat can continue:
General — All pages of the final recording documents must comply with the Snohomish
County Auditor's recording requirements, which are available for your reference via the
following link:
htto://wwwl.co.snohomish.wa.us/DeDartments/Auditor/Divisions/Recording/. It is the
applicant's responsibility to ensure compliance with the Auditor's recording requirements
in order to avoid issues at the time of recording.
2. General — Note that all signatures on the final documents must be made in black ink. It is
suggested, however, that you submit the revised recording documents to staff for a
second review prior to obtaining all required signatures.
3. General — Please make sure that appropriate taxes have been paid to the County
Treasurer.
4. Sheet 1— Declaration. Revise as follows:
a. Revise introduction as underlined in the following:
"Know all persons by these presents that we, the undersigned, having an
interest in the real property described by this declaration, do hereby declare
the herein described division of land, approved as short plat number
PLN20080030 by the City of Edmonds, as their free and voluntary act and
deed in accordance with their desires, subject to the following covenants and
conditions."
b. Condition #1- Revise file number reference to PLN20080030.
c. Condition #2 — clarify/revise first sentence ... what is meant by "but not
deleting and covenant" ... is this supposed to read "any covenant ..."?

5. Sheet 1— Hold Harmless Agreement. Revise the first word Owner to read Owners.
6. Sheet 1— Approvals. Revise both approval blocks with the following:
a. "The survey date, layout of streets, alleys and other rights of way, design of
bridges, sewage and water system and other structures are approved and the
subject final short plat is authorized for recording by the City of Edmonds
Engineering Division by:"
b. "The subject final plat conforms to the approved preliminary short plat and all
conditions of the preliminary approval and is approved and authorized for
recording by the City of Edmonds Planning Division by:"
7. Sheet 1— Easement Provisions and Maintenance. Revise as follows:
a. #1— revise operated in the 3rd sentence to read operate.
b. #2 — revise reconstruction in the 3rd sentence to read reconstructin
8. The engineering requirements, contained within the Planning Division Findings,
Conclusions, and Decision dated March 10, 2009, establish the requirement for
stormwater drainage systems on Lots 1 and 2. Please clarify your intent to construct the
storm drainage system on Lot 2 in conjunction with the short plat improvements or to
defer construction of the storm drainage system to the building permit phase.
If your intent is to construct the storm drainage systems on Lots 1 and 2 with the
subdivision improvements, please add the following language on the face of the
short plat:
"The storm drainage systems designed and constructed for the future
development of Lot 1 is sized to accommodate 4000 square feet of impervious
area and Lot 2 is sized to accommodate 5000 square feet of impervious area.
Refer to Western Engineers Storm Drainage Study dated November 30, 2009".
b. If your intent is to defer the storm water management requirements for Lots 1
and 2, please add the following language on the face of the short plat:
"Construction of storm water management systems has been deferred to
coincide with future development approval of Lots 1 and 2. The storm drainage
system shall be reviewed for compliance at the time of building permit submittal
for each individual lot and constructed in conjunction with the approved building
permit."
9. An easement to the City of Edmonds for inspection of the stormwater management
systems shall be provided and shown on the recording documents. The easement
language should read: "A permanent access easement is hereby granted to the City of
Edmonds for access and inspection of any and all areas within Lots 1 and 2 of this short
plat that may now, or in the future, contain any stormwater management facilities and/or
system(s), including all appurtenances therefore and thereto. Said access easement shall

be for inspection purposes to ensure that stormwater facilities and/or system(s) are
properly operated and maintained in accordance with City of Edmonds Code."
10. Sheet 3 — Please add to the face of the short plat map these addresses which have been
assigned to each of the new lots: Lot 1-18109 84t" Ave. W, Lot 2 — 1811184t" Ave. W,
and Lot 3 —18113 84t" Ave. W.
Please make the above changes and submit your updated recording documents, Monday
through Friday, between 8:00 AM and 4:30 PM (8:30 AM to 12:00 PM only on Wednesdays). If
