During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to an Engineering Technician.

GENERAL
1.12/12/2011 – Thank you for providing a cost estimate. Please also include erosion control
measures, asphalt driveway approach and mailboxes.
9/13/11 comment - Please provide an itemized engineers cost estimate, including units and unit
prices, for both on-site and off-site (right-of-way) improvements, including traffic control as
needed. The City recommends use of the King County Site Improvement Bond Quantity
Worksheet.
a.A bond is required to be placed for all right-of-way improvements. The amount of the bond
will be based on 120% of the City approved estimate for all right-of-way improvements.
The City will inform you of the appropriate bond amount after review of the cost estimate.

b.If you intend to post a bond in order to record the subdivision, the bond amount will be
based on the entire scope of the project.
c.Inspection fees for this project will be calculated at 2.2% of the 120% City approved

SHEET C1 – Drainage/Utility Plan
1.12/12/2011 – Thank you for revising the side sewer location. Please provide invert
elevations at cleanouts to confirm installation of the sewer as proposed is feasible.
9/13/2011 comment - The sanitary side sewer for Lot 1 cannot route through the home on
proposed Lot 2. Please revise the civil plans to show the new location of the sanitary sewer line
and the proposed easement for such.

4.12/12/2011 – Thank you for the clarification. Since it appears the intent is to leave all
three meters in this location, please add a note that states the water meter boxes and lids
shall be driveway rated. Alternatively, the meters could be relocated to the property line
and out of the driveway surface.
9/13/2011 comment - The plans indicate 3 water meters exist near the SE corner of the property.
Are all three meters active? Do any of the water service lines from these meters cross onto the
subject private property in benefit of another parcel? Please show water lines and easements
accordingly.

10.12/12/2011 – The relay box note has been removed from the plans, however it is still
unclear where the proposed mailbox will be located. Please revise plans.
9/13/2011 comment - With regards to the mailbox location, the plans indicate removal of a relay
box and installation of a residential mailbox by the driveway. Clearly show on the plans the
location of the existing relay box (show as TBR) as well as the proposed mailbox location. The
mailbox shall not be placed in a location that requires the mail delivery truck to drive on the
curb or sidewalk.

PLANNING DIVISION COMMENTS
1.12/12/2011 – A fence and gate on Lot 2 has been noted as TBR, but the gate on Lot 1 is still
showing to remain. Please revise plans accordingly.
9/13/2011 comment - Condition #3 of the preliminary plat approval for PLN-2009-0004 noted
that “\[t\]he large gate near the entrance to Lot 1 from Olympic View Drive shall be removed”.
Please label this on Sheet C1 and list in the associated Construction Notes.
