During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to an Engineering Technician.
City of Edmonds handouts and standard details can be referenced on the City website under Public
Works Department, Engineering Division.

GENERAL
1. 1/12/11— Bond amount for ROW improvements only = $45,506.96. Bond amount for all
required improvements = $153,131.85. A performance bond shall be submitted to the City
prior to issuance of the approved civil construction plans.
11123110 — Response letter states estimate will be provided under separate cover.
9/28/10 comment - Please provide separate itemized cost estimates, including units and unit
prices, for both on -site and off -site (right-of-way) improvements, including traffic control.
a. A bond is required to be placed for all right-of-way improvements. The amount of the bond
will be based on 120% of the City approved estimate for all right-of-way improvements.
The City will inform you of the appropriate bond amount after review of the cost estimate.

b. If you intend to post a bond in order to record the subdivision, the bond amount will be
based on the entire scope of the project.
c. Inspection fees for this project will be calculated at 2.2% of the 120% City approved
estimate for all improvements.
2. 1/12/11- Thank you for providing a traffic control plan. Please revise to show the
intersection of 194th St with appropriate construction warning signage. In addition, please
add "End Road Work" signage at each end of the project area.
11123110 - Response letter states traffic control and haul route plans will be provided by the
contractor. Please note, plans shall be submitted for review and approval prior to receiving
civil plan approval.

DRAINAGE REPORT - The following comments are provided from Jerry Shuster, Stormwater
Program Manager. Specific questions regarding these comments should be directed to Jerry by

2. 1/12/11 comment - The revised drainage report correctly calculated the 100-yr event flow into
pond #3. However, it does not calculate the flow out of pond #3. Please include the now out of
pond #3 at the projected maximum water level elevation. If this outflow is greater than the
inflow, then the pond won't overtop. Please include the same calculations for ponds #1 and #2.
11123110 comment - The design of the water quality ponds is adequate for the 6-month event.
The Drainage Report needs to include, however, calculations of the maximum water surface
elevations in these ponds during the 2-yr, 10-yr and 100-yr events to ensure no overtopping occurs,
with the designed 0.5 foot of freeboard. This design routes all the flows from all events off of the
driveways/access road to these ponds without by-passing the larger events.

5. 1/12/11- Please review the invert elevations provided. The i.e. at WQ cell #1 is stated to
be 368.50. The i.e. at the downstream CB is stated to be 368.65, which is higher than the
outfall at WQ cell N.
11123110 comment - The invert elevations at each of the CB's are still not shown. The invert for
the cleanout on the east end of the storm run has been provided, and an ie at WQ cell #3 is
noted, although it doesn't actually match the bottom elevation shown in the table. The bottom
elevation provided in the table appears to represent the bottom elevation of the water quality
cell. Please revise accordingly.
