The comments provided below are based upon review of the preliminary plans & documents
for the subject short plat. Additional information is requested from the applicant at this time
in order to continue review of the application and provide preliminary approval of the short
plat. Please ask the applicant to revise and resubmit plans addressing each of the comments
below.
Please also note, after receiving preliminary short plat approval from the Planning Division,
the applicant will be required to submit a complete set of civil engineering plans to the City
Engineering Division for review and approval.
1. The survey provided indicates a sanitary sewer line with catch basins on the property to
the south of the subject parcel. Please revise the survey to accurately show both the
sanitary sewer and storm system improvements in this area. It doesn't appear as though
the lines cross over onto the subject property, but the survey data will confirm this.
2. Label Tract A as an Access/Utility tract.
3. Where possible, existing trees on the site should be preserved. Proposed Tract A is shown
to be located along the north property line where several existing trees are located. Is it
possible to move the Tract to the south a little so as to preserve some of these trees? In
addition, the SW corner of the on -site turn around also appears to be located in the same
vicinity as a 36" Douglas Fir. Moving the turn around further to the east could potentially
preserve this tree as well.
4. Show the location of existing and proposed underground utility lines, sanitary sewer
services and water service lines adjacent to or within the proposed subdivision.
