RE: COMPLETE APPLICATION, CLARIFICATION REQUESTED — LOT LINE
ADJUSTMENT AT 15806 AND 15730 75Tn PLACE WEST (PLN-2011-0013)
Dear Mr. Krzezowski,
Thank you for submitting the required documentation and application fees for the above -referenced
permit; your application is complete according to ECDC 20.02.003, However, while the application is
technically complete, additional clarification is required. Please address all comments in a written
response and by providing updated plans, as appropriate:
1. It was noted that the survey was not signed. Please note that the final survey for recording
must be signed by the surveyor.
2. The survey describes the adjustment as being between `Lots 1 and 2' while the associated
Boundary Line Adjustment certificate uses `A and B'. Please update the survey to match the
BLA certificate terminology and describe the lots using `A' and `B'.
Please show 2-foot contours on the preliminary survey. Also, please indicate the top and toe
heights of the existing rockery on the north side of Lot 2 at 10-foot intervals. The proposed
lot line adjustment would put the rockery within the required 10' side setback on the north of
Lot 2. Structures greater than 3 feet above the average level of the undisturbed soil on the
site cannot be located within a required setback area. If the rockery does not comply with the
height requirement, the proposed lot line lot line would have to be shifted to the north in
order to establish the required 10' side setback for Lot 2.
4. The northern property line for Lot 1 appears to be encroached by structures situated on the
parcel to the north. Please submit a copy of the boundary line agreement described as
AF#9709240574.
5. Please indicate the before/after square footages for Lots 1 and 2 and exactly how much land
is being sent from Lot 1 to Lot 2.
6. The survey shows a dilapidated house and garage on Lot 1. The County Assessor describes
the site as vacant and undeveloped. Please clarify.
Please keep in mind that a complete response to this information request must be received within
90 days or the application will lapse for lack of information (ECDC 20.02.003.D).
The City will continue with its review of the proposal when a complete response to the above is received.
